This company, based in the United States, is a leading retail REIT (Real Estate Investment Trust) specializing in the acquisitions, development, and management of neighborhood and community shopping centers. Based in New Hyde Park, New York, it is the largest publicly traded owner and operator of neighborhood and community shopping centers in the United States, with more than 1,365 properties totaling 175 million square feet of leaseable space in 45 states, Puerto Rico, Canada, Mexico and Chile.The company owns, manages leases, develops, and acquires shopping centers across the United States. It owns and operates neighborhood and community shopping centers like discount department stores, supermarkets and drugstores. It also provides property management services relating to the management, leasing, operation, and maintenance of real estate properties. It provides mezzanine debt and equity to developers and owners of commercial properties and makes secondary market investments including under performing mortgage loans, secured bank debt, and corporate securities. In addition, the company develops retail properties for sale, invests in real estate related securities and mortgages secured by retail real estate, and provides capital and expertise to retailers with surplus real estate. It was formed in 1960 with a handshake between two friends and partners - Milton Cooper, and Martin Kimmel, Chairman Emeritus. Together, they opened their first shopping center in southern Florida and established Kimco Realty as a ground-up developer.Since going public in 1991, it has become known for acquiring properties with below market rate leases, maintaining a strong balance sheet to always have access to capital to allow for continued growth, and perfecting an eye for leveraging opportunities. In 1998, the company merged with Price REIT, an experienced developer and owner of highly-valued shopping centers with locations throughout the West Coast. In 1999, the company formed Kimco Income REIT (KIR), a joint venture with nationally recognized institutional investors. KIR has grown tremendously in a short amount of time, and is now one of the largest privately held REITs in existence today.
